the private residence is in a contemporary, modern interpretation of the mansion style architecture, built in front line – the genius loci of the land in accordance – designed into the hill. live the historic interior of, dining, kitchen, and guest areas are the circadian rhythm following the sun’s path deliberately designed adapted. the room program includes in addition to 7 bedrooms, 1 gym room, 8 bathrooms (6 en suite), underground doble parking, wine bar and swimming pool also features like a BBQ and chill-out area. with big attention to details have all been components according to traditional production methods in complex manual work and mostly locally available materials produced by local craft shops. constructively we choose a conventional, reinforced concrete skeleton construction. the perforated facade is created masonry with double-layered, ventilated. the heating and air conditioning is limited to a combination of heat pumps and fan coils for air conditioning. generally sustainable simplifying home automation has been designed and implemented constructively. the natural, slightly inclined long the terrain allows a landscape and grounds design, made possible by terraced landscapes facades at all an all-day varied garden view.

 

**Mediterranean Villa with Timeless Elegance and Modern Functionality**

Set in the picturesque surroundings of Portocolom, Mallorca, this Mediterranean manor villa impressively combines structural sophistication with the charm of traditional architecture. This building is a prime example of how high-quality construction and aesthetic design can merge into a harmonious unity.

The three-story structure is built using a solid **mass construction system**, where the masonry, made with **Poroton bricks**, has been finished with a high-quality plaster layer. To optimize thermal insulation and meet energy efficiency requirements, a **double-wall façade structure** has been implemented. This system combines an internal load-bearing core of **reinforced concrete** with an outer cladding of natural stone, between which an **insulation layer** of mineral wool has been placed to regulate temperature and provide comfort in the Mediterranean climate.

The **façade** stands out with its clear axial division and large **window openings**, designed as classic French windows with muntins, adding a traditional aesthetic. The powder-coated aluminum window frames are corrosion-resistant, ensuring durability. The window reveals are decorated with natural stone trim, which not only adds a touch of elegance but also serves as **rain protection**.

One of the architectural highlights is the **cantilevered balcony**, whose structural load is supported by an invisibly integrated **composite slab** of reinforced concrete. This construction allows for a large two-story glass façade without additional supports, creating a sense of visual lightness. Another construction detail is the flat roof, featuring a **waterproofing system** composed of multiple layers of bituminous sheets and additional thermal insulation, designed to withstand high summer temperatures. The perimeter roof overhang further protects the façade from direct sunlight and rain.

The expansive outdoor area, where the infinity pool is located, has been built on a solid **concrete slab** and waterproofed with a special water-resistant mortar to ensure long-term watertightness. The pool’s edge is lined with **travertine tiles**, which, thanks to their porous surface, offer an anti-slip texture that ensures safe use of the pool area. A **drainage system** around the terrace efficiently channels rainwater away, protecting the surrounding green spaces from flooding.

The landscape design skillfully incorporates terraced **retaining walls** made of **natural stone**, which not only stabilize the terrain but also add aesthetic structure to the landscape. These walls have been constructed as **dry stone walls**, which are not only visually appealing but also allow natural water drainage and protect the surroundings from erosion.

Inside the villa, a **reinforced concrete skeleton structure** has been employed, allowing for flexible space layout and, thanks to its high load-bearing capacity, supporting large glass façades without obstructive supports. The spaces are structured by **secondary beams** that enable a clear separation without the need for massive walls. Floors and walls are finished with a fine lime plaster, which is breathable and enhances the indoor climate. The **technical installations** are centralized in a technical room in the basement, allowing for a compact and efficient integration of service ducts into the load-bearing structure.

This Mediterranean villa combines profound construction expertise with aesthetic details and is a model example of how function and design come together in modern villa construction. Through the precise use of **construction details** and the choice of high-quality materials, this villa becomes a timeless structure that unites maximum comfort and Mediterranean elegance.
