Positioned in first sea line along one of the most scenic stretches of mallorca’s east coast, this extraordinary seafront villa offers panoramic mediterranean views and uncompromised privacy. With over 52 meters of linear façade directly facing the sea, the architecture unfolds as a serene, horizontal composition that balances openness, elegance, and restraint.
This private family estate comprises seven bedrooms, nine bathrooms, a wellness area with gym, sauna and spa, an infinity pool, and a dedicated open-air cinema. Every bedroom features uninterrupted sea views – each a private retreat that combines light, silence, and space.
contemporary coastal architecture – between openness and intimacy
The building is organized with architectural clarity. On the ground floor, a double-height entrance hall anchors the layout. To the right, a generous open-plan kitchen and dining area. To the left, the main living space flows toward the exterior with subtle spatial transitions and framed sea views.
Upstairs, the bedrooms are arranged along a corridor designed like a coastal loggia – offering visual rhythm and spatial connection while ensuring privacy.
A separate two-storey guesthouse, connected via a floating footbridge, allows independent use while remaining fully integrated into the overall ensemble. This deliberate spatial choreography fosters flexibility without compromising coherence.

Realized in close collaboration with the owner – actively involved in all phases – and a family member acting as project partner, this residence was developed as a shared vision. Its architecture reflects a thoughtful balance between function and emotion: precise proportions, tactile materials, and a language of elegance without excess.
outdoor living – redefined
The landscape concept reinforces the architectural logic. On a plot of over 3,200 m², more than 1,300 m² of outdoor terraces offer a sequence of distinct living zones: chill-out areas, a summer kitchen, whirlpool, shaded seating, firepit zones, and green pockets.
These terraces are not only scenic; they are an extension of the home’s interior. Slight changes in elevation and carefully chosen natural materials create an atmosphere of cultivated simplicity. The sea-facing infinity pool is embedded within the terrain and aligned with the coastline for a seamless visual transition.
Native mediterranean planting dominates the garden design – drought-resistant, low-maintenance, and sensually expressive. A pétanque court and an open-air cinema further expand the estate’s program. The landscape feels deliberate yet relaxed – refined without artificiality.

Thanks to its location, geometry, and architectural reduction, the property has attracted international attention. It has served as a location for luxury campaigns and film productions, including a Rolls-Royce photo shoot and the feature film Glam Girls.

energy efficiency & photovoltaic autonomy
Sustainability was central to the design strategy. The roof is equipped with 150 integrated photovoltaic panels, making the villa largely energy-independent. This system provides year-round power for lighting, systems, and hot water. Battery storage allows energy use even during low solar input, reducing dependence on external providers and minimizing operational costs.
The solar system is architecturally concealed and fully integrated into the roof design – proof that environmental responsibility and high-end aesthetics can coexist.
refined construction & natural climate control
The building employs a steel skeleton structure with partial basement. Reinforced concrete floor slabs support double-skin masonry exterior walls with integrated thermal insulation – combining structural efficiency, layout flexibility, and long-term energy performance.
Despite its extensive south-facing glass façades, the villa avoids conventional air conditioning. Instead, passive strategies – cross ventilation, thermal massing, sun shading – maintain a naturally temperate indoor climate. In winter, the high-performance building envelope keeps energy demand low.
rooted in mallorca – realized internationally
The project was delivered in partnership with a local mallorcan construction firm located near the site. This allowed seamless coordination, use of regional materials, and collaboration with skilled local craftsmen. The team was supported by international consultants, ensuring a fusion of local knowledge and global standards.
