new private property, bonaire majorca

 a private property above the port of bonaires with unobstructed views of the playa de pollença, cape formentor and the mountain panorama of the tramontana on the north coast of majorca. an unmistakable new building is being built on the hillside property. The architectural, conceptual basis is to create a value-adding and sustainably designed property that combines a largely climate-neutral and building construction independent architecture. at the center of the design is the staging of the vertical line of sight and the ridge that divides the property into two halves.

this genius loci was taken into account as the basis of the architecture’s design concept. the plot is a difficult site from a topographical point of view. it has an extreme incline, and fortunately the property has two opposite entrances. this circumstance of the genius loci gave the beginning to conceive the task in this architectural way distributed over 4 floors from both sides bracketed. Like a lookout tower that protrudes from the rock, a single-family house is being built, in which the different areas of use are staggered, staggered and stacked in a dual way. an ensamble of individual, massive and fragmented, isolated concrete and wooden bodies that are nested and penetrated into one another.

In addition to living areas, dining and kitchen areas, the space program also includes bedrooms of flexible sizes with bathrooms en suite; a master area, office, games and fun with billiards and pocker, as well as fitness spa and wellness; a bodega and building services. finally, a garage for several cars and much more. the lower street entrance leads to a curved ramp – past the hanging garden and infinity pool – into the spacious garage under the building. the garage is planned to be dug into the rock and will also preserve it perimetrically so that it is visible and tangible.

A central and transparent access with a glass elevator, which also acts as a light pipe, directs the natural sunlight from the roof terrace to the rear of the garage, you get to the sleeping-play level. bedroom, master, fitness, spa and wellness are organized there. the upstream outdoor areas combine an infinity pool, whirlpool and a terrace landscape. above is the loft-like living area with dining and cooking areas, which are also fronted by outdoor terraces. this level is accessible via the other public road. from there you can reach the spacious roof terrace with its equally breathtaking view of the tramontana mountain range.

Roof slopes due to building regulations become cross-level visual axes. the upper floor is planned as a cantilevered wooden panel construction; the ground floor is designed on the slope side in morphous reinforced concrete and on the panorama side also in wooden panel construction. all parts of the building on all floors are deliberately designed so that they can be flexibly closed in relation to the neighborhood. In order to make the panorama of the Majorcan coast on the fully glazed living and sleeping levels tangible from a wide angle, characteristic floor-to-ceiling, flanking shading panels were designed for the project, with the help of which any insights can be conditioned.

With the highly transparent facades, we implemented the clearly focused, directed materiality of the architecture. the seaside facades are completely glazed on all floors. this is accentuated with glazing partially made of colored glass. this creates a pavilion architecture, ambivalent intimate and at the same time far-sighted. the glazing of the master areas, spa, fun and wellness can be switched to opaque depending on the mood and use.

the facade glazing consists entirely of wall-high, large-area elements and can be deliberately partially opened on the sea and garden side. In this way, not only do the exterior and interior areas merge on the ground floor and form functional and emotional interfaces between garden areas and living areas, but also elevate the building’s flying structure to form a floating, hanging structure. the genuis loci is an asset from an architectural point of view.

The orientation to the north of the majorcan landscape allows an unrestricted view of the mountain panorama, the harbor and the sea at this point on the coast, whereby the summery sea breeze is introduced into the interior of the building and at the same time naturally ventilated. This north-facing orientation of the building allows, above all, to manage without any impairment of any shading elements that may otherwise be necessary. heating and cooling requirements are covered in a single unit that combines geothermal energy with highly efficient heat pump energy in a sustainable and resource-saving manner.

In addition to the diversified staggered areas of the building architecture, small but fine chill-out areas with hammocks are also used as retreat areas. a sustainable hillside landscape architecture in which a deliberately easy-to-care-for and urban garden is created by means of tropical, autochthonous vegetation.
