a private property with anthroposophical architecture in the southwest of majorca. An unmistakable new building is being built on the urban plot. The architecture of organic design is natural and humane. no right angles. the architectural approach is to create a unique, value-adding property that combines an island-like, sustainable, construction-independent concept. the building rests in a park. the architecture is also served by aspects of economy and ecology, in a leading role in defining the design concept.

the room program includes living areas, dining inside outside, on off kitchen, several bedrooms with bathroom en suite and balconies, master area with balcony, areas for office and library, multi-purpose room for fun and games, as well as fitness yoga, spa and wellness and a bodega.

Finally, an underground car park for cars and building services. in the garden is the infinity pool with whirl yakuzzi.

the plot is urban in the higher part of sol de majorca. Without clearly dominating views of the sea and / or the meso sign of Palma, the approach was to solve the problem in this special architectural way. the single-family house for families with several siblings is designed as a u-shaped building. this creates central intimacy in the middle of an urban park landscape. the construction consists mainly of a steel frame construction in combination with reinforced concrete.

the upper floor is planned as a cantilevered steel skeleton construction from a combination of several specially developed trusses; the ground floor is held in stabilizing reinforced concrete. the building is accessed via a wide and very transparent hall, two-story with central access to all floors. in front of it is the private terrace area enclosed by the building blocks. a tropical chill out garden serves as a contact zone between the multi-purpose rooms flanked on the left and the cooking, eating and living areas on the right. unites day-day zones for the whole family.

next to it is the infinity pool and closes the two sides of the building by means of outdoor terraces. the generous living-dining-cooking-bar is almost dematerialized towards the main and front garden areas with maximally mobile glazing. this creates the usage-optimized intersection between inside and outside in order to make the best possible use of the mediterranean climate. The building closes to the north and the private ferry is serviced.

all parts of the building on the ground floor are designed in a deliberately introverted neighborhood-oriented manner. the park-like garden forms the center. Insights are conditioned by means of movable and at the same time foldable shading elements, which make the facade design recognizable. the facade accentuates the incidence of light with partially fixed glazing. the glazing creates a pavilion architecture, ambivalently intimate and possibly rambling. the glazing of the living areas and multi-purpose rooms can be opened completely depending on the mood and use. the facade glazing consists entirely of wall-high, large-area elements and can be opened in several axes using sliding elements.

in this way, not only do exterior and interior areas merge on the ground floor and form functional and emotional interfaces between garden areas and living areas, but also elevate the floating construction of the more closed steel structure on the first floor to a floating structure. the kitchens are flexible on off and bbq kitchens in equal measure. in contrast to this, both building blocks are closed to the residents by wall panels in exposed concrete, which are only intermittent due to their use, accentuated by wall-height rotating and pocket glazing. this also creates intimacy in the urban fabric here. with a full basement, there is space for a garage, bodega and building services technology in the basement.

the genuis loci is characterized by the topographical and neighboring development. the orientation towards the sun allows an efficient use of the sunlight, whereby the summer irradiation can be reduced by means of shading elements. Extensive natural ventilation is planned. otherwise, heating and cooling requirements are covered in a kombie unit, which is carried out sustainably and in a resource-saving manner with heat pumps. In addition to the diversified areas of the building architecture, a multifunctional outdoor area is also planned.

fun areas, outdoor cinema, chill out zones and hammocks combine with tropical, family-friendly garden architecture on the entire property, where fruit trees, palm trees, lawns and also autochthonous vegetation create a park landscape that deliberately blends in well with the natural urban environmen
