new private property single house, sol de mallorca majorca
In the southwest of Majorca, an extraordinary private estate stands out with its precise geometry, thoughtful angles, and modern architectural design. Built on an urban plot, this distinctive new construction was realized without right angles, featuring an independent architectural signature that blends clear lines with a harmonious spatial composition inspired by anthroposophical architecture .
This building combines sustainable construction with structural individuality, creating a unique and enduring property. Nestled in a park-like garden landscape, it merges aesthetic elegance with ecological and economic efficiency.
Architectural Concept
Designed as a three-dimensional sculpture, the structure consists of three elevated volumes visually connected by large-scale glazing on the façade level. This transparent enclosure creates a dynamic interplay between openness and enclosure, light and shadow.
Inside, a lightweight three-dimensional wooden structure connects the building components. This structure—comprising a sculptural interior staircase, a gallery, custom-built wardrobes, and corridors—forms the spatial backbone of the house, ensuring a fluid transition between levels.
The U-shaped single-family home was designed for a family of multiple siblings. Its layout creates a protected, intimate atmosphere within the urban environment. The construction combines a steel frame with reinforced concrete: while the ground floor provides stability, the upper floor rests on a cantilevered steel skeleton structure with specially developed truss girders.
The central entrance leads through a spacious, double-height, transparent lobby that opens onto a private terrace area framed by the building’s wings. A tropical chill-out garden serves as a transitional space between the living and multipurpose areas.
Seamless Transitions Between Indoor and Outdoor Spaces
The living, dining, and kitchen areas are equipped with large-scale, mobile glazing that can be almost entirely opened. This creates a seamless connection between indoor and outdoor spaces, taking full advantage of the Mediterranean climate. The infinity pool with an integrated whirlpool borders the terraces, enhancing the luxurious ambiance.
Two electronically controlled horizontal shading elements (“Toldos”) provide generous patio shading and regulate the courtyard’s microclimate depending on the sun’s position.
The façade design combines extensive glazing with movable shading elements, allowing flexible control of light and privacy. The clear, geometric architectural language creates a dynamic play of light and shadow, revealing new facets of the building depending on the time of day and perspective.
Sustainability & Technology
Optimally oriented toward the sun, the building is equipped with a high-performance photovoltaic system on the roof, ensuring a sustainable energy supply. An energy-efficient heat pump unit regulates heating and cooling needs, while a well-planned natural ventilation system provides a pleasant indoor climate.
Additionally, a greywater recycling system is implemented to optimize water resources. The entire home automation system is integrated into a modern smart home setup, allowing convenient control of lighting, climate, security, and shading.
The outdoor area is designed as a harmonious park landscape, combining recreation with functionality. An outdoor cinema, chill-out zones, hammocks, and a tropical-style garden with fruit trees, palm trees, and native vegetation emphasize the estate’s exclusivity. An integrated water feature and various sculptures create a natural yet artistic setting.
Materiality and Details
The choice of materials prioritizes durability and aesthetic quality. The façade combines natural stone materials with wood and glass accents to create a warm yet modern appearance. Inside, sustainable materials such as FSC-certified wood, natural stone, and mineral plasters have been used.
Lighting elements are strategically integrated to create different atmospheres. Indirect LED lighting highlights the sculptural architectural elements, while floor spotlights and cove lighting contribute to an atmospheric setting.
A Masterful Architectural Concept
This completed architectural work unites clean lines with innovative construction, intelligent technology, and a sustainable concept. The three-dimensional volumes, connected by a sculptural wooden structure, create an unmistakable spatial experience.
The client was so impressed by the design that he decided to move into the estate himself, originally intended as a holiday home, leaving his daughters the nearby family residence with a sea view. The building stands as a tribute to modern architectural excellence and sustainable design—a unique statement in Sol de Mallorca.
